In the Coastal District, 21.1% of the dwellings were medium or high density, compared to 1% in Woongarrah.

Dwelling Type is an important determinant of the Coastal District's residential role and function. A greater concentration of higher density dwellings is likely to attract more young adults and smaller households, often renting. Larger, detached or separate dwellings are more likely to attract families and prospective families. The residential built form often reflects market opportunities or planning policy, such as building denser forms of housing around public transport nodes or employment centres.

Dominant groups

In 2021, there were 12,729 separate houses in the area, 2,632 medium density dwellings, and 787 high density dwellings.

Analysis of the types of dwellings in the Coastal District in 2021 shows that 78.6% of all dwellings were separate houses; 16.2% were medium density dwellings, and 4.9% were in high density dwellings, compared with 99.4%, 0.6%, and 0.0% in the Woongarrah respectively.

In 2021, a total of 83.9% of the dwellings in the Coastal District were occupied on Census night, compared to 97.2% in Woongarrah. The proportion of unoccupied dwellings was 16.1%, which is larger compared to that found in Woongarrah (2.8%).

Emerging groups

The total number of dwellings in the Coastal District increased by 1,855 between 2001 and 2021.

The largest changes in the type of dwellings found in the Coastal District between 2001 and 2021 were:
