In Central Australia, 28.6% of the dwellings were medium or high density, compared to 12% in West Arnhem Regional Council LGA.

Dwelling Type is an important determinant of Central Australia's residential role and function. A greater concentration of higher density dwellings is likely to attract more young adults and smaller households, often renting. Larger, detached or separate dwellings are more likely to attract families and prospective families. The residential built form often reflects market opportunities or planning policy, such as building denser forms of housing around public transport nodes or employment centres.

Dominant groups

In 2021, there were 9,121 separate houses in the area, 4,485 medium density dwellings, and 51 high density dwellings. In addition, there were 1,451 caravans/cabins/houseboats in the area.

Analysis of the types of dwellings in Central Australia in 2021 shows that 57.5% of all dwellings were separate houses; 28.3% were medium density dwellings, and 0.3% were in high density dwellings, compared with 62.7%, 11.7%, and 0.0% in the West Arnhem Regional Council LGA respectively.

In 2021, a total of 86.4% of the dwellings in Central Australia were occupied on Census night, compared to 80.7% in West Arnhem Regional Council LGA. The proportion of unoccupied dwellings was 12.5%, which is smaller compared to that found in West Arnhem Regional Council LGA (17.6%).

Emerging groups

The total number of dwellings in Central Australia increased by 674 between 2016 and 2021.

The largest changes in the type of dwellings found in Central Australia between 2016 and 2021 were:

  • Other (-570 dwellings)
  • Separate house (+563 dwellings)
