In the Established District, 6.9% of the dwellings were medium or high density, compared to 2% in Harrington Park - Kirkham.

Dwelling Type is an important determinant of the Established District's residential role and function. A greater concentration of higher density dwellings is likely to attract more young adults and smaller households, often renting. In 2021, there were 22,218 separate houses in the area, 1,629 medium density dwellings, and 37 high density dwellings.

Analysis of the types of dwellings in the Established District in 2021 shows that 92.6% of all dwellings were separate houses; 6.8% were medium density dwellings, and 0.2% were in high density dwellings, compared with 97.8%, 2.1%, and 0.0% in the Harrington Park - Kirkham respectively.
