In the Shire of Mundaring, 4.0% of the dwellings were medium or high density, compared to 25% in Greater Perth.

Dwelling Type is an important determinant of the Shire of Mundaring's residential role and function. A greater concentration of higher density dwellings is likely to attract more young adults and smaller households, often renting. Larger, detached or separate dwellings are more likely to attract families and prospective families. Dominant groups

In 2016, there were 13,969 separate houses in the area, 567 medium density dwellings, and 14 high density dwellings.

Analysis of the types of dwellings in the Shire of Mundaring in 2016 shows that 95.5% of all dwellings were separate houses; 3.9% were medium density dwellings, and 0.1% were in high density dwellings, compared with 74.6%, 19.6%, and 5.1% in the Greater Perth respectively.

In 2016, a total of 91.9% of the dwellings in the Shire of Mundaring were occupied on Census night, compared to 89.4% in Greater Perth. The proportion of unoccupied dwellings was 8.0%, which is smaller compared to that found in Greater Perth (10.5%).
