In Planning area 3, 11.4% of the dwellings were medium or high density, compared to 16% in Shoalhaven Heads.
Dwelling Type is an important determinant of Planning area 3's residential role and function. A greater concentration of higher density dwellings is likely to attract more young adults and smaller households, often renting. Larger, detached or separate dwellings are more likely to attract families and prospective families. In 2021, there were 11,474 separate houses in the area, 1,445 medium density dwellings, and 46 high density dwellings.
Analysis of the types of dwellings in Planning area 3 in 2021 shows that 87.7% of all dwellings were separate houses; 11.0% were medium density dwellings, and 0.4% were in high density dwellings, compared with 67.0%, 16.1%, and 0.0% in the Shoalhaven Heads respectively.
