In Ward 1, 32.3% of the dwellings were medium or high density, compared to 43% in Fairy Meadow.

Dwelling Type is an important determinant of Ward 1's residential role and function. A greater concentration of higher density dwellings is likely to attract more young adults and smaller households, often renting. Larger, detached or separate dwellings are more likely to attract families and prospective families. The residential built form often reflects market opportunities or planning policy, such as building denser forms of housing around public transport nodes or employment centres.

Dominant groups

In 2021, there were 19,639 separate houses in the area, 8,153 medium density dwellings, and 1,354 high density dwellings.

Analysis of the types of dwellings in Ward 1 in 2021 shows that 66.8% of all dwellings were separate houses; 27.7% were medium density dwellings, and 4.6% were in high density dwellings, compared with 55.7%, 27.7%, and 15.5% in the Fairy Meadow respectively.

In 2021, a total of 94.2% of the dwellings in Ward 1 were occupied on Census night, compared to 94.8% in Fairy Meadow. The proportion of unoccupied dwellings was 5.6%, which is larger compared to that found in Fairy Meadow (5.0%).

Emerging groups

The total number of dwellings in Ward 1 increased by 4,425 between 2001 and 2021.

The largest changes in the type of dwellings found in Ward 1 between 2001 and 2021 were:

  • Medium density (+2,012 dwellings)
