In Mining and Pastoral Region, 16.6% of the dwellings were medium or high density, compared to 37% in Churchlands.

Dwelling Type is an important determinant of Mining and Pastoral Region's residential role and function. A greater concentration of higher density dwellings is likely to attract more young adults and smaller households, often renting. Larger, detached or separate dwellings are more likely to attract families and prospective families. The residential built form often reflects market opportunities or planning policy, such as building denser forms of housing around public transport nodes or employment centres.

Dominant groups

In 2021, there were 46,314 separate houses in the area, 11,062 medium density dwellings, and 933 high density dwellings. In addition, there were 10,952 caravans/cabins/houseboats in the area.

Analysis of the types of dwellings in Mining and Pastoral Region in 2021 shows that 63.9% of all dwellings were separate houses; 15.3% were medium density dwellings, and 1.3% were in high density dwellings, compared with 62.9%, 25.9%, and 11.1% in the Churchlands respectively.

In 2021, a total of 83.2% of the dwellings in Mining and Pastoral Region were occupied on Census night, compared to 92.8% in Churchlands. The proportion of unoccupied dwellings was 15.8%, which is larger compared to that found in Churchlands (7.2%).

Emerging groups

The total number of dwellings in Mining and Pastoral Region decreased by 5,694 between 2016 and 2021.

The largest changes in the type of dwellings found in Mining and Pastoral Region between 2016 and 2021 were:

  • Caravans, cabin, houseboat (+1,529 dwellings)
  • Other (-820 dwellings)
  • Medium density (+716 dwellings)
  • High density (+309 dwellings)
