In South West Region, 11.3% of the dwellings were medium or high density, compared to 15% in Carine.

Dwelling Type is an important determinant of South West Region's residential role and function. A greater concentration of higher density dwellings is likely to attract more young adults and smaller households, often renting. Larger, detached or separate dwellings are more likely to attract families and prospective families. The residential built form often reflects market opportunities or planning policy, such as building denser forms of housing around public transport nodes or employment centres.

Dominant groups

In 2021, there were 144,265 separate houses in the area, 17,469 medium density dwellings, and 1,340 high density dwellings. In addition, there were 2,200 caravans/cabins/houseboats in the area.

Analysis of the types of dwellings in South West Region in 2021 shows that 86.7% of all dwellings were separate houses; 10.5% were medium density dwellings, and 0.8% were in high density dwellings, compared with 84.5%, 14.4%, and 1.1% in the Carine respectively.

In 2021, a total of 83.7% of the dwellings in South West Region were occupied on Census night, compared to 94.2% in Carine. The proportion of unoccupied dwellings was 16.0%, which is larger compared to that found in Carine (5.8%).

Emerging groups

The total number of dwellings in South West Region increased by 9,692 between 2016 and 2021.

The largest changes in the type of dwellings found in South West Region between 2016 and 2021 were:
