In Division 08, 43.1% of the dwellings were medium or high density, compared to 53% in Division 14.

Dwelling Type is an important determinant of Division 08's residential role and function. A greater concentration of higher density dwellings is likely to attract more young adults and smaller households, often renting. Larger, detached or separate dwellings are more likely to attract families and prospective families. The residential built form often reflects market opportunities or planning policy, such as building denser forms of housing around public transport nodes or employment centres.

Dominant groups

In 2021, there were 9,550 separate houses in the area, 6,006 medium density dwellings, and 1,491 high density dwellings. In addition, there were 301 caravans/cabins/houseboats in the area.

Analysis of the types of dwellings in Division 08 in 2021 shows that 54.9% of all dwellings were separate houses; 34.5% were medium density dwellings, and 8.6% were in high density dwellings, compared with 46.0%, 24.5%, and 28.0% in the Division 14 respectively.

In 2021, a total of 94.3% of the dwellings in Division 08 were occupied on Census night, compared to 85.3% in Division 14. The proportion of unoccupied dwellings was 5.7%, which is smaller compared to that found in Division 14 (14.3%).

Emerging groups

The total number of dwellings in Division 08 increased by 1,011 between 2016 and 2021.

The largest changes in the type of dwellings found in Division 08 between 2016 and 2021 were:

  • High density (+804 dwellings)
  • Medium density (+365 dwellings)
  • Caravans, cabin, houseboat (-60 dwellings)
