A greater concentration of higher density dwellings is likely to attract more young adults and smaller households, often renting. Dominant groups

In 2021, there were 13,347 separate houses in the area, 3,096 medium density dwellings, and no high density dwellings.

Analysis of the types of dwellings in Division 05 in 2021 shows that 80.3% of all dwellings were separate houses; 18.6% were medium density dwellings, and 0% were in high density dwellings, compared with 52.4%, 24.1%, and 22.3% in the Gold Coast City respectively.

In 2021, a total of 96.4% of the dwellings in Division 05 were occupied on Census night, compared to 89.9% in Gold Coast City. The proportion of unoccupied dwellings was 3.6%, which is smaller compared to that found in Gold Coast City (9.9%).

Emerging groups

The total number of dwellings in Division 05 increased by 1,648 between 2011 and 2021.

The largest changes in the type of dwellings found in Division 05 between 2011 and 2021 were:

  • Separate house (+960 dwellings)
  • Medium density (+701 dwellings)
