In The Hills Shire, 17.9% of the dwellings were medium or high density, compared to 44% in Greater Sydney.

Dwelling Type is an important determinant of The Hills Shire's residential role and function. A greater concentration of higher density dwellings is likely to attract more young adults and smaller households, often renting. Larger, detached or separate dwellings are more likely to attract families and prospective families. Dominant groups

In 2016, there were 42,209 separate houses in the area, 6,888 medium density dwellings, and 2,360 high density dwellings.

Analysis of the types of dwellings in The Hills Shire in 2016 shows that 81.5% of all dwellings were separate houses; 13.3% were medium density dwellings, and 4.6% were in high density dwellings, compared with 55.0%, 20.3%, and 23.5% in the Greater Sydney respectively.

In 2016, a total of 94.6% of the dwellings in The Hills Shire were occupied on Census night, compared to 92.5% in Greater Sydney. The proportion of unoccupied dwellings was 5.3%, which is smaller compared to that found in Greater Sydney (7.3%).
