In the RDA Darling Downs and South West Region, 13.2% of the dwellings were medium or high density, compared to 23% in Regional QLD.

Dwelling Type is an important determinant of the RDA Darling Downs and South West Region's residential role and function. A greater concentration of higher density dwellings is likely to attract more young adults and smaller households, often renting. Larger, detached or separate dwellings are more likely to attract families and prospective families. The residential built form often reflects market opportunities or planning policy, such as building denser forms of housing around public transport nodes or employment centres.

Dominant groups

In 2016, there were 98,832 separate houses in the area, 15,309 medium density dwellings, and 213 high density dwellings. In addition, there were 2,001 caravans/cabins/houseboats in the area.

Analysis of the types of dwellings in the RDA Darling Downs and South West Region in 2016 shows that 84.0% of all dwellings were separate houses; 13.0% were medium density dwellings, and 0.2% were in high density dwellings, compared with 73.0%, 16.0%, and 6.8% in the Regional QLD respectively.

In 2016, a total of 87.8% of the dwellings in the RDA Darling Downs and South West Region were occupied on Census night, compared to 87.9% in Regional QLD. The proportion of unoccupied dwellings was 11.8%, which is similar compared to that found in Regional QLD (11.7%).

Emerging groups

The total number of dwellings in the RDA Darling Downs and South West Region increased by 7,324 between 2011 and 2016.
