In the City of Onkaparinga, 11.1% of the dwellings were medium or high density, compared to 26% in Greater Adelaide.

Dwelling Type is an important determinant of the City of Onkaparinga's residential role and function. A greater concentration of higher density dwellings is likely to attract more young adults and smaller households, often renting. Larger, detached or separate dwellings are more likely to attract families and prospective families. Dominant groups

In 2016, there were 63,159 separate houses in the area, 7,845 medium density dwellings, and 133 high density dwellings.

Analysis of the types of dwellings in the City of Onkaparinga in 2016 shows that 88.1% of all dwellings were separate houses; 10.9% were medium density dwellings, and 0.2% were in high density dwellings, compared with 73.1%, 23.9%, and 2.3% in the Greater Adelaide respectively.

In 2016, a total of 91.7% of the dwellings in the City of Onkaparinga were occupied on Census night, compared to 91.5% in Greater Adelaide. The proportion of unoccupied dwellings was 8.2%, which is smaller compared to that found in Greater Adelaide (8.4%).
