The Number of Bedrooms in a dwelling is an indicator of the size of dwellings, and when combined with Dwelling Type information, provides insight into the role the Northern Beaches Council plays in the housing market for non-English speaking populations.
For example, where non-English speaking populations are mainly students, one bedroom and bedsitters may be dominant. Upgrader areas housing families could have larger separate dwellings, while smaller units may be common for downsizers among older migrant communities.

Dominant groups
Analysis of the number of bedrooms in dwellings for Armenian speakers in the Northern Beaches Council in 2021 compared to Greater Sydney, shows that there was a lower proportion of Armenian speakers in dwellings with 2 bedrooms or less, and a higher proportion of dwellings with 4 or more bedrooms.
Overall, 9.5% of Armenian speakers were in dwellings with 2 bedrooms or less, and 62.7% in 4 or more bedroom dwellings, compared with 23.0% and 43.7% for Greater Sydney respectively.
The major differences between the number of bedrooms per dwelling Armenian speakers in the Northern Beaches Council and Greater Sydney were:
- A larger percentage of people in 5 bedrooms or more (22.5% compared to 12.7%)
- A larger percentage of people in 4 bedrooms (40.2% compared to 31.0%)
- A smaller percentage of people in 2 bedrooms (7.7% compared to 19.3%)
- A smaller percentage of people in 3 bedrooms (26.7% compared to 32.6%)
