In 2021, people aged 35 to 44 years were most commonly found in dwellings with 3 bedrooms in the Northern Beaches Council.

The Number of Bedrooms in a dwelling is an indicator of the size of dwellings, and when combined with Dwelling Type information, provides insight into the role the Northern Beaches Council plays in the housing market for different age groups.

For example, where people aged 18 to 24 are in the workforce, one bedroom and bedsitters may be dominant. Upgrader areas housing families could have larger separate dwellings, while smaller units may be common for downsizers among older migrant communities.

Dominant groups

Analysis of the number of bedrooms in dwellings for people aged 35 to 44 years in the Northern Beaches Council in 2021 compared to Greater Sydney, shows that there was a higher proportion of people aged 35 to 44 years in dwellings with 2 bedrooms or less, as well as a higher proportion of dwellings with 4 or more bedrooms.

Overall, 32.1% of people aged 35 to 44 years were in dwellings with 2 bedrooms or less, and 39.0% in 4 or more bedroom dwellings, compared with 28.8% and 37.7% for Greater Sydney respectively.

The major differences between the number of bedrooms per dwelling people aged 35 to 44 years in the Northern Beaches Council and Greater Sydney were:

  • A larger percentage of people in 5 bedrooms or more (14.3% compared to 11.2%)
  • A larger percentage of people in 2 bedrooms (25.7% compared to 23.4%)
  • A smaller percentage of people in 3 bedrooms (25.7% compared to 28.5%)
  • A smaller percentage of people in 4 bedrooms (24.7% compared to 26.6%)

Emerging groups

The largest changes in the number of bedrooms per dwelling for people aged 35 to 44 years in the Northern Beaches Council between 2016 and 2021 were:

  • 3 bedrooms (-1,585 persons)
  • 4 bedrooms (-903 persons)
