In Mornington, 30.0% of the dwellings were medium or high density, compared to 13% in Mornington Peninsula Shire.

Dwelling Type is an important determinant of Mornington's residential role and function. Dominant groups

In 2016, there were 7,745 separate houses in the area, 3,319 medium density dwellings, and 55 high density dwellings. In addition, there were 128 caravans/cabins/houseboats in the area.
