In North - East Region, 26.8% of the dwellings were medium or high density, compared to 21% in the City of Mitcham.

Dwelling Type is an important determinant of North - East Region's residential role and function. A greater concentration of higher density dwellings is likely to attract more young adults and smaller households, often renting. Larger, detached or separate dwellings are more likely to attract families and prospective families. The residential built form often reflects market opportunities or planning policy, such as building denser forms of housing around public transport nodes or employment centres.

Dominant groups

In 2016, there were 6,473 separate houses in the area, 2,308 medium density dwellings, and 80 high density dwellings.

Analysis of the types of dwellings in North - East Region in 2016 shows that 72.8% of all dwellings were separate houses; 25.9% were medium density dwellings, and 0.9% were in high density dwellings, compared with 78.8%, 20.0%, and 0.6% in the the City of Mitcham respectively.

In 2016, a total of 91.8% of the dwellings in North - East Region were occupied on Census night, compared to 92.2% in the City of Mitcham. The proportion of unoccupied dwellings was 8.1%, which is larger compared to that found in the City of Mitcham (7.7%).
