In Division 8, 6.8% of the dwellings were medium or high density, compared to 30% in Division 2.

Dwelling Type is an important determinant of Division 8's residential role and function. A greater concentration of higher density dwellings is likely to attract more young adults and smaller households, often renting. Larger, detached or separate dwellings are more likely to attract families and prospective families. The residential built form often reflects market opportunities or planning policy, such as building denser forms of housing around public transport nodes or employment centres.

Dominant groups

In 2021, there were 10,529 separate houses in the area, 783 medium density dwellings, and no high density dwellings. In addition, there were 154 caravans/cabins/houseboats in the area.

Analysis of the types of dwellings in Division 8 in 2021 shows that 91.6% of all dwellings were separate houses; 6.8% were medium density dwellings, and 0% were in high density dwellings, compared with 69.8%, 29.4%, and 0.5% in the Division 2 respectively.

In 2021, a total of 95.1% of the dwellings in Division 8 were occupied on Census night, compared to 93.0% in Division 2. The proportion of unoccupied dwellings was 4.9%, which is smaller compared to that found in Division 2 (7.0%).

Emerging groups

The total number of dwellings in Division 8 increased by 3,699 between 2016 and 2021.

The largest changes in the type of dwellings found in Division 8 between 2016 and 2021 were:

  • Separate house (+3,077 dwellings)
  • Medium density (+674 dwellings)
