In the Gunnedah Shire, 9.8% of the dwellings were medium or high density, compared to 17% in Regional NSW.

Dwelling Type is an important determinant of the Gunnedah Shire's residential role and function. A greater concentration of higher density dwellings is likely to attract more young adults and smaller households, often renting. Larger, detached or separate dwellings are more likely to attract families and prospective families. The residential built form often reflects market opportunities or planning policy, such as building denser forms of housing around public transport nodes or employment centres.

Dominant groups

In 2016, there were 4,824 separate houses in the area, 460 medium density dwellings, and 77 high density dwellings. In addition, there were 65 caravans/cabins/houseboats in the area.

Analysis of the types of dwellings in the Gunnedah Shire in 2016 shows that 88.0% of all dwellings were separate houses; 8.4% were medium density dwellings, and 1.4% were in high density dwellings, compared with 80.2%, 14.3%, and 2.5% in the Regional NSW respectively.

In 2016, a total of 88.8% of the dwellings in the Gunnedah Shire were occupied on Census night, compared to 87.3% in Regional NSW. The proportion of unoccupied dwellings was 10.8%, which is smaller compared to that found in Regional NSW (12.3%).

Emerging groups

The total number of dwellings in the Gunnedah Shire increased by 257 between 2011 and 2016.
