Location and boundaries

The City of Bayswater is located in Perth's north-eastern suburbs, about 8 kilometres from the Perth CBD. The City of Bayswater is bounded by the City of Swan in the north, the Town of Bassendean in the east, the Swan River and the City of Belmont in the south, and the City of Stirling in the west.

Traditional Owners

The original inhabitants of the Bayswater area were the Nyungar Aboriginal people.

Name origin

Bayswater was named after an original property in the area, which was thought to be named after a suburb in London.

Settlement history

European settlement dates from the 1820s, with land used mainly for market gardening and farming, particularly dairy and poultry farming. Population was minimal until the 1870s, spurred by the construction of the railway line from Perth to Guildford. Growth took place during the 1880s and 1890s, aided by nearby gold discoveries. Residential expansion continued during the 1920s, accompanied by industrial growth. Significant development occurred during the post-war years, aided by immigration, returning soldiers and public housing construction. Rapid residential growth took place during the 1950s and 1960s, accompanied by commercial development. The population was relatively stable during the early 1990s, and then increased gradually from the mid 1990s, rising from about 55,000 in 1996 to nearly 62,000 in 2011.

The City of Bayswater is a predominantly residential area, with some industrial and commercial areas. The City encompasses a total land area of about 35 square kilometres, including substantial river foreshore areas.

The City of Bayswater is served by the Reid Highway, the Tonkin Highway, Guildford Road and the Midland railway line.
