In City of Darwin, 46.9% of the dwellings were medium or high density, compared to 36% in Greater Darwin.

Dwelling Type is an important determinant of City of Darwin's residential role and function. A greater concentration of higher density dwellings is likely to attract more young adults and smaller households, often renting. Larger, detached or separate dwellings are more likely to attract families and prospective families. The residential built form often reflects market opportunities or planning policy, such as building denser forms of housing around public transport nodes or employment centres.

Dominant groups

In 2016, there were 16,139 separate houses in the area, 7,863 medium density dwellings, and 7,826 high density dwellings. In addition, there were 1,200 caravans/cabins/houseboats in the area.

Analysis of the types of dwellings in City of Darwin in 2016 shows that 48.2% of all dwellings were separate houses; 23.5% were medium density dwellings, and 23.4% were in high density dwellings, compared with 58.6%, 20.0%, and 15.7% in the Greater Darwin respectively.

In 2016, a total of 88.9% of the dwellings in City of Darwin were occupied on Census night, compared to 89.7% in Greater Darwin. The proportion of unoccupied dwellings was 10.6%, which is larger compared to that found in Greater Darwin (10.0%).
