In Northcote, 52.3% of the dwellings were medium or high density, compared to 27% in Victoria.

Dwelling Type is an important determinant of Northcote's residential role and function. A greater concentration of higher density dwellings is likely to attract more young adults and smaller households, often renting. Larger, detached or separate dwellings are more likely to attract families and prospective families. The residential built form often reflects market opportunities or planning policy, such as building denser forms of housing around public transport nodes or employment centres.

Dominant groups

In 2016, there were 5,110 separate houses in the area, 4,410 medium density dwellings, and 1,336 high density dwellings.

Analysis of the types of dwellings in Northcote in 2016 shows that 46.5% of all dwellings were separate houses; 40.1% were medium density dwellings, and 12.2% were in high density dwellings, compared with 72.1%, 19.4%, and 7.4% in the Victoria respectively.

In 2016, a total of 91.7% of the dwellings in Northcote were occupied on Census night, compared to 88.8% in Victoria. The proportion of unoccupied dwellings was 8.2%, which is smaller compared to that found in Victoria (11.0%).
