In Central Coast NSW 72.1% of people born overseas were in households who were purchasing or fully owned their home, 22.8% were renting privately, and 1.5% were in social housing in 2021.

Central Coast NSW's Housing Tenure data provides insights into its socio-economic status as well as the role it plays in the housing market. For overseas-born, housing tenure shows how migrants are accommodated in the area. This is highly correlated with the age of migrant communities - older communities are likely to have more home ownership. In some areas, public housing is an important tenure type for migrants, even long established communities.

To build a more complete picture of the story of the area for the overseas-born population, Housing Tenure data should be viewed in conjunction with Dwelling Type, Household Income and Age Structure data.

Please note that the ABS definition of "Rented" in 2021 changed to exclude "Occupied Rent Free", which is now included under "Other tenure type". Please take care when comparing the "Rented" and "Other" categories between 2016 and 2021; most overseas-born communities show some increase in the "Other" category due to the definitional change. This represents a very small proportion of the population (generally 1-2%) and has minimal effect on the overall view of tenure types in overseas-born populations.

Dominant groups

Analysis of the housing tenure of people born overseas in Central Coast NSW in 2021 compared to the total population in Central Coast NSW shows that there was a larger proportion of people born overseas in households who owned their dwelling; a smaller proportion purchasing their dwelling; and a smaller proportion who were renters.

Overall, 33.2% of people born overseas were in households who owned their dwelling; 38.9% were purchasing, and 24.4% were renting, compared with 26.9%, 41.0% and 25.9% respectively for the total population in Central Coast NSW.

Emerging groups

The total number of people born overseas in households in Central Coast Council area increased by 8,215 between 2016 and 2021.

The largest changes in housing tenure categories for people born overseas in Central Coast Council area between 2016 and 2021 were:

  • Mortgage (+3,915 persons)
  • Fully owned (+2,296 persons)
  • Renting - Private (+1,900 persons)
  • Other tenure type (+654 persons)
