Analysis of the types of dwellings in the Northern Lakes District in 2021 shows that 94.9% of all dwellings were separate houses; 4.4% were medium density dwellings, and 0% were in high density dwellings, compared with 76.4%, 18.1%, and 4.5% in the Central Coast Council area respectively.

In 2021, a total of 91.0% of the dwellings in the Northern Lakes District were occupied on Census night, compared to 90.4% in Central Coast Council area. The proportion of unoccupied dwellings was 9.0%, which is smaller compared to that found in Central Coast Council area (9.5%).
