In Canberra Region, 14.7% of the dwellings were medium or high density, compared to 17% in Regional NSW.

Dwelling Type is an important determinant of Canberra Region's residential role and function. A greater concentration of higher density dwellings is likely to attract more young adults and smaller households, often renting. Larger, detached or separate dwellings are more likely to attract families and prospective families. The residential built form often reflects market opportunities or planning policy, such as building denser forms of housing around public transport nodes or employment centres.

Dominant groups

In 2021, there were 123,202 separate houses in the area, 19,062 medium density dwellings, and 2,681 high density dwellings. In addition, there were 1,535 caravans/cabins/houseboats in the area.

Analysis of the types of dwellings in Canberra Region in 2021 shows that 83.5% of all dwellings were separate houses; 12.9% were medium density dwellings, and 1.8% were in high density dwellings, compared with 80.6%, 14.6%, and 2.9% in the Regional NSW respectively.

In 2021, a total of 85.1% of the dwellings in Canberra Region were occupied on Census night, compared to 89.2% in Regional NSW. The proportion of unoccupied dwellings was 14.5%, which is larger compared to that found in Regional NSW (10.5%).

Emerging groups

The total number of dwellings in Canberra Region increased by 9,121 between 2016 and 2021.

The largest changes in the type of dwellings found in Canberra Region between 2016 and 2021 were:

  • Separate house (+9,007 dwellings)
  • Medium density (+1,437 dwellings)
  • Caravans, cabin, houseboat (-387 dwellings)
  • Other (-384 dwellings)
