In Highett, 36.9% of the dwellings were medium or high density, compared to 38% in City of Bayside.

Dwelling Type is an important determinant of Highett's residential role and function. A greater concentration of higher density dwellings is likely to attract more young adults and smaller households, often renting. Dominant groups

In 2016, there were 1,830 separate houses in the area, 933 medium density dwellings, and 161 high density dwellings.

Analysis of the types of dwellings in Highett in 2016 shows that 61.7% of all dwellings were separate houses; 31.4% were medium density dwellings, and 5.4% were in high density dwellings, compared with 60.8%, 30.6%, and 7.6% in the City of Bayside respectively.
