In 2011, there were 21,777 separate houses in the area, 1,894 medium density dwellings, and 185 high density dwellings.

Analysis of the types of dwellings in Bass Coast Shire in 2011 shows that 90.3% of all dwellings were separate houses; 7.9% were medium density dwellings, and 0.8% were in high density dwellings, compared with 87.8%, 10.4%, and 0.3% in the Regional VIC respectively.
