In Upper North Adelaide, 74.8% of the dwellings were medium or high density, compared to 86% in the City of Adelaide.

Dwelling Type is an important determinant of Upper North Adelaide's residential role and function. A greater concentration of higher density dwellings is likely to attract more young adults and smaller households, often renting. Larger, detached or separate dwellings are more likely to attract families and prospective families. The residential built form often reflects market opportunities or planning policy, such as building denser forms of housing around public transport nodes or employment centres.

Dominant groups

In 2016, there were 567 separate houses in the area, 1,303 medium density dwellings, and 435 high density dwellings.

Analysis of the types of dwellings in Upper North Adelaide in 2016 shows that 24.4% of all dwellings were separate houses; 56.1% were medium density dwellings, and 18.7% were in high density dwellings, compared with 11.4%, 41.0%, and 44.8% in the the City of Adelaide respectively.

In 2016, a total of 88.1% of the dwellings in Upper North Adelaide were occupied on Census night, compared to 85.7% in the City of Adelaide. The proportion of unoccupied dwellings was 11.5%, which is smaller compared to that found in the City of Adelaide (13.2%).
