In CAD West, 92.2% of the dwellings were medium or high density, compared to 86% in the City of Adelaide.

Dwelling Type is an important determinant of CAD West's residential role and function. A greater concentration of higher density dwellings is likely to attract more young adults and smaller households, often renting. Larger, detached or separate dwellings are more likely to attract families and prospective families. The residential built form often reflects market opportunities or planning policy, such as building denser forms of housing around public transport nodes or employment centres.

Dwelling Type statistics should be viewed in conjunction with Household Size, Household Types, Housing Tenure and Age Structure for a more complete picture of the housing market in CAD West.

Dominant groups

In 2016, there were 10 separate houses in the area, 244 medium density dwellings, and 978 high density dwellings. In addition, there were 35 caravans/cabins/houseboats in the area.

Analysis of the types of dwellings in CAD West in 2016 shows that 0.8% of all dwellings were separate houses; 18.4% were medium density dwellings, and 73.8% were in high density dwellings, compared with 11.4%, 41.0%, and 44.8% in the the City of Adelaide respectively.

In 2016, a total of 83.0% of the dwellings in CAD West were occupied on Census night, compared to 85.7% in the City of Adelaide. The proportion of unoccupied dwellings was 14.4%, which is larger compared to that found in the City of Adelaide (13.2%).
