Dwelling Type is an important determinant of CAD East's residential role and function. A greater concentration of higher density dwellings is likely to attract more young adults and smaller households, often renting. Dominant groups

In 2011, there were 23 separate houses in the area, 134 medium density dwellings, and 1,379 high density dwellings.

Analysis of the types of dwellings in CAD East in 2011 shows that 1.5% of all dwellings were separate houses; 8.5% were medium density dwellings, and 88.0% were in high density dwellings, compared with 11.6%, 45.9%, and 41.1% in the the City of Adelaide respectively.

In 2011, a total of 86.1% of the dwellings in CAD East were occupied on Census night, compared to 86.9% in the City of Adelaide. The proportion of unoccupied dwellings was 13.0%, which is larger compared to that found in the City of Adelaide (11.8%).
